301 HURON AVENUE, CAMBRIDGE, MA

11 Development, LLC and its President and founder Scott Shuster propose to construct two luxury condominiums in the city of Cambridge, Massachusetts in the heart of beautiful Huron Village.  The size and pricing of the project will offer an exceptional value to potential purchasers in this very sought after locale.
           
The duplex style units will consist of approximately 2500 square feet for the second and third floor unit and approximately 2200 square feet for the garden/first floor duplex unit.  The second and third floor duplex will include 4 bedrooms and three full bathrooms with a parking space.  The first floor duplex with feature 3-4 bedrooms with 3 full baths and a parking space.  The units will feature a wide-open floor plan with each unit featuring private decks and porches in the front and rear of the building.  There will also be a large, common garden/patio area to the rear of the building.

The entire exterior of the building will be redone, with the exterior clapboard being removed and replaced with new Hardie board.  The units will have their own private entrances.  A new shingle roof will be installed on the building.
           
301 Huron has additional ample on street permit parking to go with the deeded spaces and there is also a bus stop within a one minute walk from the building. 

Renowned architect Niles Sutphin will design the units.
